Five layers between the slab and your tires

A flake floor is a sandwich, and the order of the layers matters more than any single product in it.

  1. Ground concrete. A diamond grinder opens the top of the slab so the first coat can bond; acid etching is a weaker substitute.
  2. Primer. Soaks into the rough surface and locks down the fine dust grinding leaves behind.
  3. Pigmented epoxy base. Rolled out while wet; this is the coat that holds the chips.
  4. Color chips. Flat flakes scattered by hand into the wet base, either until no base shows or only partly.
  5. Clear top coat. Seals the chips under a smooth skin and sets the gloss, the scratch behavior and how the floor reacts to sunlight.

The five layers of a flake epoxy floor. A flake floor is a stack of thin layers on a rough ground slab. The chips sit in the base coat, and the clear top coat covers them and sets the gloss and the UV and scratch behavior.

What the numbers show

  1. Ground concrete Diamond grinding strips the weak top layer and leaves a rough profile; everything above hangs on that profile.
  2. Primer A thin coat that soaks into the rough surface and seals the fine dust grinding leaves behind.
  3. Pigmented base coat Rolled on wet; it holds the chips in place and bonds them to the slab.
  4. Color chips Flat flakes scattered by hand into the wet base. Heavy cover hides the base color; a light scatter lets it show.
  5. Clear top coat Closes over the chips into a smooth surface and sets gloss, scratch and sun behavior; its chemistry (epoxy, polyaspartic or polyurethane) is the choice that counts.

Heavy cover or light sprinkle

Heavy (full) broadcast Light (partial) broadcast
What you see A solid mosaic, base color invisible Base color peeks between the chips
Marks and dust Hides oil spots, tire dust, small slab flaws Shows more of what lands on the base
Underfoot Rougher, more grip, a little harder to mop Smoother, wipes faster
Chip use Several times more material A light scatter
Price effect Higher material line Lower material line

A two-car garage that doubles as a workshop usually does better with heavy cover, because the chips hide the clutter of daily use. A garage kept nearly empty for one tidy car can carry a lighter scatter and a brighter look.

Flake colors under a Vacaville garage light

A color blend reads very differently under a bare ceiling bulb than on a phone. Ask for a physical sample and hold it next to the garage door, the wall paint and the car that will park on it.

  • Mid-tone tans and warm grays are forgiving of the fine dust that blows in through a valley summer.
  • Pale floors brighten a dim garage but show every oil spot from the driveway.
  • Near-black floors show dust and water rings, and they hold more heat when a west-facing door stays open.

Why the clear coat is the sun-facing layer

Vacaville's July mean high is 97.3°F, and the night drops to about 60°F, a swing of 37 degrees. Epoxy can amber (yellow) in sunlight, which matters when the door stays open through a long afternoon. Aliphatic polyaspartic or polyurethane top coats are generally more UV-stable. A warm tire can also lift a thin clear coat; hot-tire pickup — a warm tire lifting the coating — is mostly a prep and product problem, and a ground slab and a system rated for it reduce the risk.

When comparing bids, ask which top coat chemistry is named, and what dry film thickness, in mils, each layer is built to.

Flake epoxy prices for Vacaville garages

Flake epoxy runs about $5–$8 per square foot installed on a sound slab in 2026. The figures come from the calculator on the home page.

Garage Area Flake epoxy, sound slab
1-car about 240 sq ft $1,200–$1,920
2-car about 420 sq ft $2,100–$3,360
3-car about 704 sq ft $3,520–$5,632

Cracks to repair add $1–$2 per square foot, old paint to remove adds $2–$6, and the stem wall or garage steps are flat options. These are market estimates, not quotes.

Flake Epoxy Garage Floor — common questions

What does a flake epoxy garage floor cost in Vacaville?

About $5–$8 per square foot on a sound slab in 2026, so roughly $2,100–$3,360 for a 2-car garage of 420 square feet. Repairs, old coating removal and extras are added on top.

Do the chips wear away over time?

The chips sit inside the coating, so what wears is the clear coat above them. A thicker clear coat and a UV-stable chemistry slow that down; ask for both in writing.

Is heavy cover worth the extra material?

It costs more in chips, and it hides tire marks and slab flaws best. A lighter scatter is cheaper and brighter but shows what lands on the base color.

    How big is the garage?

Typical: a 2-car garage, about 420 square feet here.

Measure wall to wall; length × width in feet gives the square feet.

    Which coating system?

Typical: flake (chip) epoxy, the system most price guides list first.

What shape is the slab in? pick all that apply

Typical: a sound slab with hairline cracks only.

    Anything extra? optional

Skip if none apply; a moisture primer only follows a moisture test.

    What kind of business floor?

Pick the room that carries the most traffic.

How big is the area to coat?

Length × width in feet, or the square feet. Typical: 2,000 sq ft.

    Which floor system?

Typical for dry storage and bays: solid color epoxy with grit.

What shape is the slab in? pick all that apply

    Typical: a sound slab.

When can the work happen? optional

Typical: after hours or on a weekend. No price change.

    Anything extra? optional

Skip if none apply; coved base is typical for kitchens and clinics.

    Notes and photos optional

Optional: a short note or a photo of the floor.
