Forklift paths, dock doors and the wear they cause

A warehouse floor takes small hard wheels under heavy loads, turning and braking along the same paths. Damage shows first at turns, at dock doors and at the ends of aisles. A coating for this use is built thicker than a garage coating, with grit or quartz for traction, and its joints and cracks are repaired first so a wheel does not hammer an open edge.

The dock is a different problem from the aisle: slab-edge moisture, temperature swings and rolling tire wear. Many warehouses coat the aisles in plain solid epoxy and specify a heavier build at the dock.

Saw-cut joints, cracks and lane markings

Sawn control joints move with temperature, so they are filled with a flexible joint filler and the coating is cut to follow them instead of bridging them. Cracks are cut and filled flush. Once the coating has cured, line striping marks aisles, pedestrian lanes, racking footprints and staging zones. Striping is a flat option of about $300–$1,200 for a typical building, and joint filling, about $300–$1,200 for roughly 150 linear feet, is another.

Coat the slab or polish it

Epoxy coating Polished concrete
What it is A film adhered to the top of the slab The slab itself, ground and densified
Prep Grind, repair, prime Grind in stages, densify, polish
Dust Seals the surface Reduces it, less sealed
Look Colors, lines, texture Natural gray with a sheen
Repairs Recoat the damaged area Re-polish the area
Typical failure Peeling from a wet or poorly ground slab Stains from fluids, wear at turns
Cost band $3.50–$7 per sq ft for solid epoxy with grit Priced separately by a polishing contractor

Polished concrete is a different trade, grinding and polishing with no coating, and it suits clean dry buildings with sound slabs. It appears here only as a comparison.

Business-park buildings along I-80 and I-505

Vacaville's warehouse and flex space sits mostly in business parks reached from Interstate 80 and Interstate 505, for example the Vacaville Business Park and the Midway Commerce Center on Eubanks Drive. Recent shells have fresh slabs, which still hold water, so a moisture test (ASTM F1869 or F2170) comes before the coating, and a vapor-barrier primer, about $1–$2.50 per square foot, is added where the readings call for it.

Heat is the other local factor. A dock door that stays open on a 97°F July afternoon warms the nearest slab quickly, then the floor cools through the night, a swing of about 37 degrees. Coating in sections and starting at the cool end of the day keeps the working time workable.

Pricing a 3,000 square foot warehouse

Solid color epoxy with grit at $3.50–$7 per square foot comes to about $10,500–$21,000 for 3,000 square feet. Adding $1–$2 per square foot for cracks and joints raises it to about $13,500–$27,000, before striping and joint filling. A moisture-vapor primer, if testing calls for it, adds about $3,000–$7,500. Warehouse Floor Coating — common questions

Can forklifts drive on a new floor right away?

No. Return to carts and forklifts is set by the product's data sheet for the day's temperature and humidity; fast-cure systems shorten it. Ask for the figure for the named product.

Is polished concrete better than epoxy for a warehouse?

It depends on the slab and the traffic. Polished concrete suits clean, dry buildings with sound slabs; a coating suits floors that need color, lines or a sealed surface.

Do new warehouse slabs need testing?

A fresh slab still releases water, so moisture is measured rather than assumed, using ASTM F1869 or the in-slab probes of F2170.

Warehouse Floor Coating: check availability and price range

Bookings aren't open yet — a typical Vacaville range in about 30 seconds.

Step 1 Range —
    Which floor is it?

Garage at home, or a warehouse, kitchen, shop, showroom, gym or clinic floor.

    How big is the garage?

Typical: a 2-car garage, about 420 square feet here.

Measure wall to wall; length × width in feet gives the square feet.

    Which coating system?

Typical: flake (chip) epoxy, the system most price guides list first.

What shape is the slab in? pick all that apply

Typical: a sound slab with hairline cracks only.

    Anything extra? optional

Skip if none apply; a moisture primer only follows a moisture test.

    What kind of business floor?

Pick the room that carries the most traffic.

How big is the area to coat?

Length × width in feet, or the square feet. Typical: 2,000 sq ft.

    Which floor system?

Typical for dry storage and bays: solid color epoxy with grit.

What shape is the slab in? pick all that apply

    Typical: a sound slab.

When can the work happen? optional

Typical: after hours or on a weekend. No price change.

    Anything extra? optional

Skip if none apply; coved base is typical for kitchens and clinics.

    Notes and photos optional

Optional: a short note or a photo of the floor.
